Yes, you need a license to become a mortgage loan originator in the United States. This requirement was established by the SAFE Act of 2008 to ensure that MLOs meet minimum standards for education, testing, and background checks.

An MLO (Mortgage Loan Originator) license is required by Georgia state law for anyone who takes residential mortgage loan applications or negotiates residential mortgage loan terms in Georgia. This requirement is mandated by the SAFE Act and Georgia state regulations to ensure consumer protection and industry professionalism.

To obtain an MLO license in Georgia, you must:

  • Complete 20 hours of NMLS-approved pre-licensing education
    • Be at least 18 years old
    • Have a high school diploma or equivalent
  • Pass the SAFE MLO national test
  • Apply for your GA MLO License through the NMLS
    • Submit to a criminal background check
    • Provide fingerprints to NMLS
    • Maintain a clean financial record
    • Pay all required fees
    • Activate your license through a mortgage lender operating in Georgia

The National MLO course is just 20 hours long and the training can be completed in as little as four days.  This fully meets your Georgia educational requirement. The NMLS requires all students to finish in 14 days or less.  The required 20 hours of pre-licensing education typically includes:

  • 3 hours of ethics
