Mortgage Loan Officer License Benfits in WV

Working as a mortgage loan originator with a West Virginia MLO License provides exceptional opportunities driven by the state’s status as one of the most affordable housing markets in the nation and its growing appeal to remote workers seeking a high quality of life. West Virginia’s unique mix of historic riverfront cities, vibrant university towns, and breathtaking mountain landscapes—from the scenic Potomac Highlands to the growing hubs of the Eastern Panhandle—creates a fertile environment and strong earning potential for mortgage professionals.

West Virginia MLOs benefit from a diversifying economy anchored by energy production (as the nation’s fifth-largest natural gas producer), advanced manufacturing, healthcare, and higher education. The market is seeing surging demand from relocating professionals—particularly in northern counties bordering Maryland and Virginia—who are drawn by home prices that remain significantly below the national average. The state’s combination of natural beauty, the eighth-lowest cost of living in the U.S., and billions in new industrial investments makes it an increasingly popular choice for first-time homebuyers and a dynamic market for lending experts.

Whether you want to become a mortgage broker in Charleston, Huntington, Morgantown, Wheeling, Parkersburg, Martinsburg, or South Charleston, our mortgage loan originator course provides the specialized education—including the state-required hours of West Virginia law—you need to secure your license and launch your career in the Mountain State.

West Virginia Mortgage Loan Originator License FAQs

Which state agency regulates MLO licenses in West Virginia?

The West Virginia Division of Financial Institutions (WV-DFI), located in Charleston, is the agency responsible for the oversight and licensing of Mortgage Loan Originators in the state.

How many hours of pre-licensing education (PE) are required in West Virginia?

West Virginia requires a total of 24 hours of NMLS-approved pre-licensing education. This consists of the 20-hour SAFE comprehensive course plus 4 hours of West Virginia state-specific law and regulation.

What are the initial fees to obtain a West Virginia MLO license?

The state-specific costs include a $200.00 License Registration Fee and a $35.00 NMLS Processing Fee. There is no initial application fee, but you will also be responsible for the NMLS sponsorship fee of $35.00 at the time of your request.

Is employer sponsorship required for West Virginia MLOs?

Yes. You must be sponsored by a licensed entity to have an active license. Sponsorship requests should be submitted through the NMLS at the time of your license request. There is no state fee for sponsorship, though a $35.00 NMLS sponsorship fee applies.

Can I work from home as an MLO in West Virginia?

Yes, remote work is allowed. However, you must abide by specific safeguards, including maintaining data security and ensuring no in-person customer interactions occur at your residence. Sponsoring companies must certify that remote employees are in compliance with these conditions.

What are the financial responsibility requirements for a West Virginia license?

The WV-DFI reviews your credit report for items such as outstanding judgments, tax liens, or habitual delinquencies. Specifically, you must provide a written explanation for any bankruptcy within the last seven years or foreclosures/repossessions within the last three years.

What is "Temporary Authority" and who is eligible?

Temporary Authority allows eligible MLOs to operate while their application is pending. However, West Virginia warns that an immediate recommendation to deny will be issued if there are unresolved or undocumented issues regarding your criminal background or financial responsibility.

What documentation is required for the criminal background check?

In addition to the FBI background check, applicants must upload comprehensive documentation to the NMLS for any disclosures. This must include copies of court documents showing the final resolution of the charge and a detailed written explanation of the event.

Are there special requirements for international applicants?

Yes. Individuals who have resided outside the U.S. must submit a background report from a third-party vendor specializing in international searches. This report must be translated into English, denominated in U.S. dollars, and include both criminal and credit information.

What are the restrictions on remote business locations?

While you may work from home, your residence cannot be designated as a business location to customers. Furthermore, no consumer information or physical records may be maintained at the remote location to ensure privacy and data security.

According to a study performed by GLASSDOOR on June 6th, 2024, the average salary for a mortgage loan originator is around $177,000 per year with the top MLO’s making over $240,000 per year.
